What About Due Diligence?

As with All Real Estate Transactions please use Due Diligence. Due Diligence includes but is NOT limited to the following:

  • Physical Inspection of the Property
  • Suitability of the property for the buyers intended usage.
  • County Requirements for the properties intended usage.
  • Buyer shall verify all GPS coordinates, if provided.

What Are Land Sale Contracts?

All parcels are being sold on a Contract for Deed (Land Sales Contract). The actual Title to each parcel will be conveyed to the Buyer only after the entire purchase price has been paid in full or any outstanding loan balance completely repaid. We elect this method to keep the price of our property as low as possible. Conveyance of Title does NOT hinder the buyer’s Full enjoyment of any property.

Do I Need Title Insurance?

Buyer may elect to purchase Title insurance on any property. Buyer may choose a Title Company that is acceptable to BOTH parties. Buyer is responsible for any and all costs associated with the title company, title insurance fees, closing fees, etc.

Are There Document Fees?

The Buyer will be required to pay $250 for the preparation of the contracts, deeds and other necessary documents, and includes the cost of submitting the deed for recording.

What are foreclosed properties?

A property is foreclosed upon when payments have not been received on an account for a certain period of time (usually 90 days). After a property is foreclosed upon, the property is prepared for sale once again and placed back on the site at a lower price, usually where the previous financier left off. These properties are often great investment deals to look for since they already have built-in equity.

Can I have the property surveyed?

You’re welcome to have your property surveyed. All properties on RealLandDeals are undeveloped, and most of them have not been surveyed. You can usually look up a local surveyor in your property’s area. Please keep in mind that RealLandDeals is not responsible for the costs for surveying a property.

Are mineral or water rights included with the property?

We cannot guarantee that we hold the mineral or water rights on any of our properties. Once a buyer has paid in full for a property, we will, upon request, include language in the deed that grants the buyer any rights we do own.

We don’t research mineral or water rights information prior to acquiring our properties. You can research whether mineral or water rights have been transferred to a property in several ways. You can visit the county assessor’s office to pull deed copies and research all of the past deeds on this property or look for property rights in the deed history through a title company. Most often, mineral rights were reserved way back when the property was originally platted.

What if I am unable to physically go to the property before purchasing it?

A lot of our buyers find it helpful to use the satellite map when they are unable to physically visit the property. The satellite map will allow you to see the terrain of the area the property, and it can sometimes provide a street view of the property itself. This map is located on the property page in the “Maps” section.

Can I see the property before I purchase it?

Yes. You are welcome to use the maps and driving directions provided with each property page to go and take a look at the property before completing your purchase. You can locate the maps and driving directions for each property in the “Maps” section of the property page. Call us if you want more mapping help!

How can I find out about the zoning for a property?

We encourage buyers to do their own research about a property before purchasing it, but we do provide some basic zoning information on each property page in the “Property Specifics” section. In this section you can also find information about the property’s road access and slope. For more specific information about zoning on a property you can contact the county where the property is located.

How can you assure me that I am purchasing property from a real company?

RealLandDeals.com has been in business for over 10 years, and we’ve sold hundreds of properties so far.  Feel free to take a look at our page, or give us a call at 1-801-447-1922 if you would like to speak with someone at our office.

When can I start using the property once I buy it?

As soon as you purchase the property you are welcome to begin using/developing it, regardless of whether you choose to pay for the property in full or finance it. We only ask that you follow any rules or regulations set by the county (or HOA if applicable) and remain current on your land payments.

Are you registered with the Better Business Bureau?

We are not currently registered with the Better Business Bureau. This is a business-funded organization that establishes itself as a mutually trusted nonprofit organization to act as an intermediary between consumers and businesses; membership is not required to be a legitimate business.

Can you hold a property while I’m deciding to purchase it?

Properties are available on a first-come, first-serve basis and will not be put on hold. When you’re ready to purchase the property you want, you can call our office at 1-801-447-1922 to put the initial money down.

How can I be notified about new properties?

You can sign up for a RealLandDeals.com account to keep you notified about the latest properties available. Simply click on the “Buyers Club” option, enter your first/last name and email address, and you will be notified via email when new properties become available.

How can I visit a property?

You are welcome to use the maps and driving directions provided with each property page to check out a property in person before you deciding to purchase it. At this time, we don’t have any representatives to show properties in person. Please contact us if you need further mapping help.

What is your refund/cancellation policy?

All land sales are final at the time the property is purchased in full or initial money is put down to begin financing. A $300 cancellation fee will be charged should you decide to cancel your contract. Please do your due diligence, and make sure the property you purchase is the one you want for your investment.

How does RealLandDeals.com acquire properties shown on the website?

We acquire most of our own properties through government auctions, foreclosures, small investment companies, tax liens, and private property owners.

When does the property title transfer to me?

Once you pay off a property, we will execute the property deed to you and send it to the county for recording within 30 days. A copy of the deed will be sent to you as well. After the county has recorded the title change they will send you the original document.

How can I sell my land through RealLandDeals?

Some websites you can explore for advertising your own property are www.landwatch.com, www.landflip.com, www.landsofamerica.com, or www.craigslist.org. Keep in mind that these websites vary in terms of how they operate. Some companies will offer you a price to buy your property outright, and others will allow you to post your property for sale on their website.

What kind of guarantee do you offer with regards to the land I purchase from you?

We guarantee a free and clear title will be transferred to you when the property is paid off. This means that we guarantee that the property taxes and any HOA dues will be current, and that there will be no tax liens, judgments, or title defects transferred with the property title at the time the property is paid off.

Do you perform credit checks or credit reporting?

In an effort to make land investing easier we do not perform credit checks or do any credit reporting. We see credit checks as an unnecessary, prohibitive step in the process of becoming a land owner.

How do I qualify for your owner financing option?

Everyone qualifies for our owner financing option at RealLandDeals! We don’t perform any credit checks or credit reporting in order to help make it as easy and affordable as possible for you to become a landowner.

How do I purchase a property from RealLandDeals?

When you’re ready to purchase a property from RealLandDeals, you can do so in two ways. Through our website simply click on the property’s BLUE “Buy Now” button. To make the purchase over the phone you can call our office at 1-801-447-1922. We will ask for the following information:

  • First and last name
  • Email address
  • Mailing address
  • Phone number
  • Credit or debit card you want to use to purchase the property

Can I buy property from RealLandDeals if I’m not a United States citizen or located in the United States?

Absolutely! Anyone is welcome to purchase property fromRealLandDeals. We ask for the same information whether or not you are located in the United States, and you will receive the same documentation either way. If you prefer not to wait for the mail to arrive, ask us about sending your documents by email. Many of our buyers, both national and international, have found this method even easier and more convenient.
